The word turnkey gets used loosely in the design and construction industry. Some firms use it to mean they will coordinate the contractors. Others mean they handle everything from the initial design sketch to the day you receive the keys. The difference matters enormously when you are planning a project and comparing studios in Rajkot or across Gujarat.
At VOAD Architecture & Interiors, turnkey means one thing: you hand over the brief and we handle everything until the space is ready to live or work in. Here is exactly what that covers.
Design and space planning
The process begins with a detailed brief and site measurement. We develop floor plans, elevation drawings, 3D visualisations, and material boards so you can see the complete vision before any work starts on site. Every change and approval happens at this stage, reducing the chance of expensive modifications during construction. Nothing begins on site until you have signed off on the design in full.
Material selection and procurement
We source and procure all materials: flooring, wall finishes, ceiling treatments, hardware, lighting fixtures, sanitaryware, and cabinetry. We work with suppliers across Rajkot, Ahmedabad, and nationally to find materials that suit both the design and the budget. You see the materials and samples before they are purchased. Nothing is ordered without your specific approval, and we maintain a full procurement log throughout the project.
Contractor coordination
We manage the civil and finishing contractors directly. This includes scheduling, site supervision, quality checks at each stage, and resolving the day-to-day problems that always arise on site. You do not need to visit the site daily or manage workers yourself. We are present on site so you do not have to be, and we provide regular updates so you always know where the project stands.
Furniture, furnishings, and styling
A turnkey project includes furniture selection and procurement: sofas, beds, dining tables, storage units, soft furnishings, and decor. We source pieces that are consistent with the design intent and the budget, not afterthoughts purchased from the nearest showroom. The final styling of the space, including the placement of objects and accessories, is part of the handover process. The handover
When we hand over a turnkey project, the space is ready to use. We walk you through every system, fixture, and finish. We provide a snag list and return to address any items that need adjustment within an agreed period. The project is not considered complete until you are satisfied with every detail of the delivered space.
What a typical turnkey timeline looks like
A well-managed turnkey interior project in Rajkot for a three-bedroom home or apartment typically takes between 12 and 18 weeks from design sign-off to handover. A larger home or a more complex brief will take longer. The design phase, which includes drawings, 3D visualisations, material selection, and client approvals, usually accounts for 3 to 4 weeks. Civil work including flooring, false ceilings, electrical runs, and plumbing takes 5 to 8 weeks on a well-managed site. Furniture procurement, delivery, and final styling account for the remaining time.
Delays most commonly occur when client approvals are slow at key decision points, or when materials have long lead times from suppliers outside Rajkot. The fastest projects are always those where the client is available and decisive during the design phase. We provide a detailed project timeline at the start of every engagement so expectations on both sides are clear from the first week.
What turnkey does not include
It is equally important to be clear about what a turnkey interior contract does not cover. External landscaping and garden design, structural changes to the building such as adding rooms or removing load-bearing walls, and long-term maintenance services after handover are typically outside the scope of an interior turnkey contract. Appliances and home electronics are usually excluded unless specifically agreed and listed in the contract. If any of these are important to your project, discuss them before the contract is signed, not after work has started on site.
Is turnkey the right choice for your project?
Turnkey works best for clients who are time-constrained, based outside Rajkot during the project, or who simply prefer to delegate the full complexity of a build or fit-out to a professional team they trust. It is not always the right choice for clients who want to be directly involved in sourcing materials, visiting showrooms, or managing their own contractor relationships. A good studio will tell you honestly whether a turnkey contract suits your project and your working style, rather than recommending it as the default option for every client.
